How Much Does It Cost to Furnish a 2-Bedroom Rental?

An Empty Table Interiors case study on furnishing costs, time, logistics, and the difference between furnished and guest-ready.

How much should you budget to furnish a two-bedroom rental?

For a hypothetical 1,100-square-foot, two-bedroom, two-bathroom apartment, Empty Table Interiors developed a furnishing plan totaling approximately $9,100 in furniture and functional essentials, including estimated sales tax.

That covered the basic furnishings needed to accommodate four overnight guests, with living and dining seating for six.

But the purchase price tells only part of the story.

Our planning exercise involved more than 50 product selections, over 300 individual items, and approximately 36.5 hours of active work.

Here's what went into the process and what owners should consider before establishing their own furnishing budget.

What Does a $9,100 Furnishing Budget Include?

We began with an apartment where the permanent finishes, cabinetry, appliances, and bathroom fixtures were already in place.

The furnishing plan focused on the movable furniture and functional essentials needed throughout the property.

Living room: Sofa, loveseat, swivel chair, coffee and end tables, television, media console, and lamps.

Dining area: Dining table and six chairs.

Two bedrooms: Queen beds, mattresses, nightstands, dressers, lamps, bedding, pillows, mattress protection, luggage racks, and storage essentials.

Kitchen: Cookware, bakeware, dishes, flatware, glassware, utensils, coffee maker, toaster, and other everyday necessities.

Two bathrooms: Towels, bath mats, shower curtains, hair dryers, wastebaskets, and basic accessories.

Additional essentials: Iron, ironing board, entry mat, and other practical items.

The merchandise totaled approximately $8,500. With an estimated 7% sales tax, the rounded total was approximately $9,100.

These selections were intended to create a coordinated, functional furnished rental using durable retail products.

The budget did not include decorative rugs, artwork, accent pillows, throws, greenery, or the additional styling elements shown in our final guest-ready concept.

It also excluded large-furniture delivery and assembly charges, professional service fees, and other property-specific expenses.

Furnishing a Rental Involves More Than Buying Furniture

A furnishing plan requires more than choosing pieces that look good together.

Each selection must work within the property's layout, intended occupancy, and everyday use.

Furniture dimensions affect circulation. Dining seating needs to accommodate guests comfortably. Bedding and upholstery should be practical for repeated turnover. Kitchen and bathroom essentials need to be supplied in appropriate quantities.

And once the products are selected, the work continues.

Orders must be placed and tracked. Deliveries need to be coordinated. Items must be received and inspected. Damaged or missing products may require replacements. Furniture must be assembled and positioned, linens prepared, and essentials organized.

A room can look nearly complete while still requiring considerable work before guests arrive.

Furniture delivery is a milestone, not the finish line.

How Long Does It Take to Furnish a 2-Bedroom Rental?

For our case study, we estimated approximately 36.5 hours of active work across planning, sourcing, purchasing, receiving, unpacking, organizing, and basic property setup.

That estimate excluded passive waiting time and large-furniture assembly.

Under favorable conditions, we allowed approximately three to four weeks for the process.

Actual timelines depend on product availability, shipping schedules, property access, installation requirements, and the people or vendors involved.

The important distinction is between the hours spent actively working on the project and the total calendar time required to complete it.

Owners furnishing a property themselves need to account for both.

Furnished Versus Guest-Ready: What's the Difference?

Once the furniture and functional essentials were in place, our hypothetical apartment had what guests needed to sleep, dine, relax, and carry out everyday activities.

It was furnished and functional.

For the final stage of our DesignFiles concept, we kept that foundation and added rugs, artwork, coordinated textiles, greenery, and other finishing touches.

These selections helped create a more cohesive atmosphere and a stronger sense of place.

The goal wasn't to fill every empty corner or add decoration for its own sake.

It was to consider how guests would experience the property, from viewing the listing photographs to spending time in the accommodations.

The additional guest-ready styling shown in the concept was not included in the original $9,100 furnishing budget.

What Else Should Owners Include in Their Budget?

When preparing a rental property, it's important to distinguish the merchandise budget from the complete cost of furnishing and preparing the space.

Depending on the project, additional expenses may include:

  • Furniture delivery, receiving, and assembly

  • Installation and placement

  • Furnishing plans and procurement coordination

  • Decorative styling and finishing touches

  • Professional listing photography

  • Replacement items and contingency expenses

A short-term rental, mid-term rental, boutique accommodation, or glamping cabin may have different requirements.

The appropriate furnishing budget depends on the property's layout, intended guests, positioning, and scope of work.

There isn't one universal furnishing package that works for every property.

Bringing the Furnishing Process Together

At Empty Table Interiors, we help furnished-rental investors and independent hospitality operators turn unfinished accommodations into functional, cohesive spaces.

Our work can include furnishing plans, product selections, sourcing, purchasing coordination, coordination with delivery and installation providers, and final styling.

For property owners, the value extends beyond selecting furniture.

Whether you're launching a new rental, converting an existing property, or expanding your accommodations, understanding the full scope of furnishing is an important first step.
